AGENCY ALTERNATIVES
I will review the agency alternatives and representations that are available to you and to potential buyers -–Seller Agency, Buyer Agency and Disclose Dual Agency. The representation of your interest, and my role as your agent for the different agency relationships, will be thoroughly presented to you for your consideration.
 
MARKETING ACTION PLAN
I will present to you a custom Marketing Action Plan – a formal written plan for marketing your property. This may include an open house to be conducted when appropriate and as agreed to in advance with you.
 
YOUR OWN WEBSITE
I will purchase a personal domain name for your home and create a professional website to showcase your home.
 
VIRTUAL TOUR
If applicable, I will order and coordinate a virtual tour which will be linked to your listing and website to enhance your web and MLS appearance to perspective buyers
 
COLOR FLYERS
Color flyers will be created and printed to distribute to perspective buyers.
 
COMPETITIVE MARKET ANALYSIS
I will provide you with a current Competitive Market Analysis, and will assist you in determining the most effective, marketable list price for your property.
 
ESTIMATED PROCEEDS
I will furnish you with an estimated of the proceeds you can expect from the sale of your property.
 
HOME ENHANCEMENT
I will develop a plan to enhance your property’s ability to attract buyers.
 
PROMOTION TO OTHER BROKERS
I will promote your property to other reputable, professional brokers and sales associates in the area.
 
MULTIPLE LISTING SERVICE
I will prepare a plan for your property to appear in the local Multiple Listing Service. The information will be submitted by the date I have selected for the property’s debut on the market to achieve maximum impact.
 
MARKETING BINDER
If applicable, I will create an organized binder of information on your property to be readily available at your home to local and out-of-area buyer prospects.
 
LAWN  SALES SIGN
I will place a professional for Sale Sign on your property, to help generate calls from prospective buyers.
 
ADVERTISING
I will review with you our advertising program – including Craigslist, Trulia, and Realtor.com designed to generate buyer prospects for your property.
 
DIRECT MARKETING
I will distribute promotional materials on your property to key market areas to attract potential buyers.
 
SELLER DISCLOSURE
I will present your written disclosure regarding the condition of your property on line to buyer prospects to assist them in preparing an offer. You will keep me informed of any changes in the property and keep the information current on the disclosure form.
 
INSPECTION
I will discuss with you your options to pre order inspections. A representative will be present at all inspections.
 
HOME WARRANTY
I will provide you with information regarding a warranty on the operating systems of your property, to increase the marketability of your property and help reduce your liability to the buyer.
 
MARKETING ACTIVITY REPORT
I will provide you with a Marketing Activity Report on a regular basis to keep you informed of competitive market conditions, buyer activity, and the actions I have taken to market your property.
 
QUALIFYING BUYERS
I will seek financial qualifying information on all buyers submitting a purchase offer. Our goal will be to pre-approve the buyer through a reputable lender.
 
PURCHASE OFFERS
I will review all purchase offers as they are presented, and I will negotiate on your behalf to reach a purchase agreement with the terms that are favorable and protective for you.
 
CLOSING THE SALE
I will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire transaction.
 
TITLE AND ESCROW
I will open an escrow account to insure the deposit funds and expenses are disbursed according to the contract. I will review your Preliminary Title Report and discuss any concerns with you which may be problematic.  At the close of Escrow (upon title transfer from Seller to Buyer) the Title Officer will issue a Title Insurance Policy.
 
CLOSING DOCUMENTS
At closing you will receive copies of all your contracts, disclosures and pertinent documents.
 
FINANCING
I will discuss with you your financing options and provide contacts to my recommended Lending Team if desired.
